Luxury New Build and Remodel / Expansion opportunities where the property, market position, buildability, and acquisition basis can be evaluated clearly.

  • Luxury spec homes on premium lots in established Arizona submarkets.
  • Estate renovations and expansions for resale with a clear design and construction path.
  • Premium infill sites, including appropriate redevelopment opportunities.

How we evaluate

Six dimensions applied to every opportunity

We evaluate the property, market and financial feasibility before deciding whether an opportunity should advance.

Location

Submarket, setting, access, surroundings, and long-term desirability.

Entitlement

Zoning, approvals in place, approvals required, and realistic path and timing.

Market support

Comparable activity, price positioning, absorption, and buyer profile.

Design potential

What the site allows architecturally and how that fits the intended buyer.

Execution feasibility

Site work, utilities, contractor availability, and delivery sequence.

Financial viability

Acquisition basis, cost structure, and whether the opportunity underwrites.

Our process

From submission to completion

  1. 01

    Initial property conversation

Owners, brokers and other sources submit a property for CDH’s development review.

  2. 02

    Private preliminary review

We review the property and available information to determine whether it fits CDH's Arizona development focus. Submissions remain private.

  3. 03

    Information and document completion

If material information is missing, we identify exactly what is needed and request it directly. Any assumption used in a decision is identified and recorded.

  4. 04

    Fit and feasibility evaluation

The property’s physical, regulatory, market and execution conditions are considered together with the intended residential outcome to determine whether the project should advance.

  5. 05

    Underwriting and diligence

A project-specific financial model is prepared and reviewed internally. Figures are projections prepared from reviewed cost and market assumptions, not guarantees.
