Generally a fit

  • Luxury spec home sites in established Arizona luxury submarkets
  • Estate renovation and expansion opportunities for resale with a clear development path
  • Premium infill parcels with legal access and a practical utility path
  • Small subdivision opportunities with supportable lot yield and phasing
  • Luxury residential community opportunities with credible entitlement and infrastructure plans
  • Larger residential land with subdivision potential
  • Raw, partially entitled, and entitled residential land
  • Assemblage opportunities with clear ownership or authority to submit
  • Off-market opportunities that should not be marketed publicly

Generally not a fit

  • Hotel, apartment, industrial, and other non-residential asset classes
  • Opportunities outside Arizona
  • Submissions without identifiable property or parcel information
  • Submissions without clear ownership or authority to submit
  • Capital, investment, or fundraising inquiries through the property intake form
  • Requests for standalone financing, lending, trade work or a construction bid without a broader CDH development role

The six dimensions

Submarket, setting, access, surroundings, and long-term desirability.

Entitlement

Zoning, approvals in place, approvals required, and realistic path and timing.

Market support

Comparable activity, price positioning, absorption, and buyer profile.

Design potential

What the site allows architecturally and how that fits the intended buyer.

Execution feasibility

Site work, utilities, contractor availability, and delivery sequence.

Financial viability

Acquisition basis, cost structure, and whether the opportunity underwrites.
