The Town is known for large-lot, single-family residential character, but parcels are not interchangeable. Lot size, zoning district, topography, orientation, access, utility service and the position of an existing residence can materially change what a property supports. The review begins with the individual parcel rather than a generalized assumption about the neighborhood.
Site and setting
The strongest residence begins with how the site actually works.
Orientation can shape arrival, outdoor living, privacy, solar exposure and potential views toward Camelback Mountain, Mummy Mountain or other surrounding landforms. On some properties, slope and hillside requirements also affect grading, disturbance, height and design review. These considerations do not apply equally to every parcel; they are verified property by property.
- Lot shape, orientation and usable buildable area.
- The relationship between the residence, neighboring properties and surrounding setting.
- Access, driveway approach and construction logistics.
- Topography, drainage, grading and likely sitework.
- Applicable zoning, setbacks, height and hillside requirements.
- The parcel’s specific water, sewer or septic circumstances and other utility needs.
Older estate properties
Remodel, expand or reconsider the residence.
An established estate may support a thoughtful renovation or expansion for resale. Another property may carry limitations that make replacement worth evaluating. CDH compares the existing structure, its position on the lot, likely scope of work and market-supported outcome before identifying a development direction. Age alone does not decide the answer.

Paradise Valley properties can differ materially in lot setting, view potential, topography, residence quality and improvement history. We use relevant comparable activity to test the intended product and likely value, but do not reduce the review to a single price-per-square-foot measure. The proposed residence has to make sense for its particular site and likely buyer.
