This policy describes the information this website collects, why it is collected, and how it is handled.

Who this policy covers

This policy applies to the public Community Development Homes website at communitydevelopmenthomes.com, to the forms published on it, and to the Community Development Homes portal and portal accounts. It does not cover other companies, brokerages, lenders or professionals you may deal with separately.

Information you provide

We collect information you choose to provide through our forms and portal registration, and certain records are created when you use a portal account as described below.

Contact and capital interest forms

First name, last name, email address, optional phone number, optional organization, the inquiry type you select, your preferred response method, your message, and your acknowledgement of the disclosure shown on the form.

Property and opportunity submissions

Your name, email address, phone number, optional company or brokerage, how you are involved, the property address, assessor parcel number, parcel description, an optional map or listing link, the stated asking price, the opportunity type and stated lot count, your description of the opportunity, how you heard about us, and your consent to be contacted.

Portal account registration

Full name, work email, phone number, organization, account type, license state, license number and license type where applicable, entity type, a description of the relationship you are exploring, and the password you set for the account.

Our forms ask you not to submit sensitive financial, tax, banking or identity information. Please do not include it.

Why we use it

We use submitted information to read and respond to your inquiry, to evaluate a property or development opportunity you send us, to create and administer a portal account you request, and to keep an internal record of the submission and our review of it.

We do not sell submitted information, and we do not use it for advertising or advertising targeting.

Information created through portal use

When you hold a portal account, using the portal creates additional records connected to your account. These include:

  • account and profile information, including the account type you select;
  • invitation and registration records, including invitation status, expiry and delivery outcome;
  • sign-in and authentication activity, such as email verification and account activation times;
  • records of the projects, documents and other items made available to your account, when they were shared and by whom, and when access is changed or withdrawn;
  • audit and security records of actions taken under the account, with timestamps.

Technical information such as IP address, browser and device signals is processed by our hosting, authentication and anti-abuse service providers to keep sign-in secure and prevent abuse. It is handled by those providers for those purposes rather than kept as part of our own submission records.

Where it is stored and who can see it

Contact and capital interest messages are stored as inbound messages in our hosted database. Property and opportunity submissions are stored as intake submissions in the same database. Portal registrations create an account record and a profile there, and portal use creates the records described above.

Access is limited to Community Development Homes personnel and the service providers that operate our website, database and authentication infrastructure on our behalf. Portal account holders can see only their own account and the items shared with them.

Submitted and portal information may be shared, where reasonably necessary, with Community Development Homes personnel; with project entities involved in a matter you are part of; with the service providers that operate our systems; with professional advisers such as attorneys, accountants, consultants and other professionals involved in evaluating or administering the matter; and with authorities or other parties where required by law or legal process, or where reasonably needed to investigate fraud or security issues or to protect legal rights.

Business changes

If Community Development Homes is involved in a reorganization, merger, financing, or a transfer of some or all of its business or assets, information covered by this policy may be transferred as part of that transaction, subject to this policy. Nothing here means any such transaction is planned.

Service providers and site technology

Hosting and database. Our website and application are hosted by third-party providers, and submissions are stored in a hosted database operated by a third-party provider.

Cloudflare Turnstile. Our public forms use Cloudflare Turnstile to distinguish people from automated abuse. Turnstile runs in your browser when a form page loads and processes technical signals for that purpose.

Google Analytics 4. Public pages of this website load Google Analytics (measurement ID G-XJ3W29N2EC), which records page views and standard analytics data such as page path, referrer, approximate location, and device and browser information. We do not send form values, names, email addresses, phone numbers, property addresses, opportunity descriptions or record identifiers to Google Analytics. Analytics is not loaded on the portal, the internal application, sign-in or password-reset pages.

Email. Where email notification or reply is enabled, your message and contact details are handled by our email service provider for delivery.

Passwords and account credentials

Portal account passwords are handled by our third-party authentication provider. The password you choose is transmitted to that provider, which stores it only in a secured, hashed form. It is not stored in our application records, and Community Development Homes personnel cannot view your password. Password strength requirements and breached-password screening are applied by the authentication provider when a password is set or changed.

How we protect information

We maintain administrative, technical and organizational safeguards intended to protect submitted information against loss, misuse and unauthorized access, disclosure, alteration or destruction. These include access controls and role-based permissions, authentication for non-public areas, encrypted transport, limiting access to personnel and service providers who need it, and automated abuse controls on our public forms.

No method of transmission over the internet and no method of electronic storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive financial, tax, banking or identity information through this website.

Cookies and similar technologies

Google Analytics sets cookies or similar browser storage on public pages to measure site usage. Signing in to the portal or the internal application sets storage needed to keep you signed in. You can block or delete cookies in your browser settings; blocking sign-in storage will prevent the portal from working.

How long we keep information

We keep submissions and account records for as long as needed to review the matter, maintain our business records, and meet legal and record-keeping obligations. You can ask us to delete information you submitted, and we will do so except where we are required or reasonably need to retain it to meet applicable legal, regulatory or contractual requirements, to resolve disputes, to maintain security and prevent fraud or abuse, or to keep ordinary business and transaction records.

Your choices

You can ask what information you submitted, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Send the request using the details on our Contact page and include enough detail for us to locate the submission. You can opt out of Google Analytics using the browser add-on Google provides.

Before we provide, correct or delete information in response to a request, we may take reasonable steps to verify your identity and, where a request is made on behalf of another person or an organization, your authority to make it. We may decline a request we cannot reasonably verify.

Children

This website is intended for business use by adults and is not directed to children.

Changes to this policy

We may update this policy as our website, forms or service providers change. The date at the top of this page shows when it was last updated.
